Primary Health Properties PLC has partnered with Singapore's GIC to create a £700 million joint venture comprising 27 private hospitals. The deal, expected to complete in November, will generate about £500 million in net proceeds for Primary Health Properties, which plans to use the funds to reduce debt from its 2025 Assura acquisition. The portfolio will be transferred at a 5% discount with long-term leases averaging 22 years. Primary Health Properties will retain a 50% stake and manage the properties, adding recurring management fees. The transaction aims to lower net debt to around £2.9 billion and improve financial ratios, while increasing income backed by government contracts to over 80%. Completion depends on finalizing a new secured debt facility, with terms agreed and documentation underway.
