Microsoft extends data center lifespans to reduce AI buildout costs amid strong cloud growth

Microsoft reported strong revenue growth in its cloud and AI businesses, with Intelligent Cloud revenue up 32% to $39.3 billion and overall revenue rising 18% to $90 billion in the quarter ended June 30, 2026. To manage rising capital expenditures, Microsoft is extending the useful life of its data centers and office buildings from 15 to 25 years, shifting many leases from finance to operating leases, which reduces capital expenditure reporting. Despite a 70% increase in capital expenditures to $41 billion due to AI and cloud demand, Microsoft expects double-digit revenue growth in fiscal 2027 and maintains its 2026 capex outlook at about $175 billion. This strategy helps soften the financial impact of expanding AI infrastructure while supporting strong customer adoption of AI products like Microsoft 365 Copilot.
