The ASC 842 lease accounting standard, effective in 2026, will require AI hyperscalers like Microsoft, Meta, Amazon, and Alphabet to recognize long-term lease obligations on their balance sheets. This change will add over $2.4 trillion in lease liabilities that are currently off-balance sheet, significantly increasing reported leverage and reducing apparent profitability. The timing mismatch in GAAP accounting has previously overstated AI sector profits by delaying expense recognition on leases and capital expenditures. As these expenses come into view, AI companies may face earnings headwinds and valuation pressures, as the market adjusts to more realistic financial reporting and higher leverage levels.
