Starter home inventory shrinks nationwide since 2019, Midwest offers better options for buyers.

Since 2019, the share of starter-priced homes in the U.S. has declined from 38.1% to 36.2%, while prices rose about 31%, making entry-level homes both more expensive and scarcer. The Midwest stands out with higher starter-home availability and more neighborhood choices, unlike many Southeast and Sunbelt markets where inventory has sharply dropped. Condos and townhomes are increasingly filling the entry-level gap as single-family homes become less affordable. Buyers should consider geographic differences within metros, as affordability and options vary widely even within the same city.

The starter-home market squeeze is highlighted here with Pluang's snapshot of U.S. real estate stocks as of Oct 08, 2026 15:02 WIB: out of 26 priced stocks, 12 rose and 11 fell. Alexandria Real Estate Equities Inc (ARE) saw a slight decline of 0.31% but had 100% buy order activity, contrasting with LTC Properties Inc (LTC) which rose 0.36% and Digital Realty Trust, Inc. (DLR) which fell 0.26%. Typical hold times range from 88 to 94 days across these assets.
