The number of U.S. cities where typical starter homes cost $1 million or more has nearly tripled since 2020, rising from 80 to a record 242. This surge reflects the lasting impact of the pandemic housing boom, driven by a decade-long shortage and low mortgage rates that pushed prices up sharply. California leads with the most such cities, but New York and New Jersey are seeing the fastest growth. Despite easing affordability pressures in some areas, high prices remain a challenge, especially in the Northeast where housing shortages persist and new construction lags. Buyers now break even on homeownership versus renting in about six years, an improvement from over eight years in late 2023, aided by more inventory and slower price growth.
